About our plans
What is included in a custom home plan?
Each plan set includes a site plan, floor plan(s), exterior elevations, dimension plans, doors, windows and flooring schedules, roof layout, mechanical, electrical and plumbing layouts. Structural drawings can be purchased separately upon request. Contact us if you need a full list for a specific design.
Are your plans custom or stock?
We offer both. Our catalog features pre-designed plans that can be purchased as-is or modified to fit your lot size and needs. We also work with clients from the ground up on fully custom designs. Contact us to discuss which option is the right fit for your project and budget.
Do your plans include MEP (Mechanical, Electrical, Plumbing)?

Will your plans meet my local building codes?
Our plans are designed to meet IRC (International Residential Code) standards and the requirements of the jurisdictions we serve—including Dallas, Houston, Austin and Chicago. Some modifications may be needed for your specific area. If your area requires a professional or architect’s stamp, we can assist with that at an additional charge.
Can I make changes to a plan?
Yes- modifications are one of our specialties. Whether you want to change the layout, add square footage, adjust room sizes, or change exterior finishes, our team can handle those modifications. Contact us for a free quote on any alterations before you purchase.
Can I make changes to the plan myself?
Do you offer engineering services?
Yes, we offer structural, civil and MEP engineering. These engineering services are available as add-ons and are priced per square foot. If your jurisdiction requires an engineer’s stamp, we can coordinate that for you.
Purchasing and delivery
How do i receive my plans after purchase?
Plans are delivered digitally as PDF files. Once your order is processed, you will receive a download link via email within 2-3 business days. This time allows our team to input your information in the title block and create your site plans and any additional information. You can then print as many sets as you need at a local print shop. Printed and bound sets are also available for an additional fee.
How many sets of plans do I need?
That depends on your project, typically you’ll need a set for yourself, your builder, your subcontractors, and your local building department. Because we deliver digitally, you can print as many copies as you need from your PDF at no additional charge.
Can I build the same plan more than once?
Our plans are address specific meaning- when you purchase a plan, you receive a single-build license. If you wish to build the same plan on multiple lots of property, you’ll need to purchase an additional license for each build. Contact us to discuss multi-build pricing.
Can I sell or transfer my plan to someone else?
Our plans are address-specific, and your purchase is a personal, non-transferable license. Plans may NOT be resold, gifted or passed on to another party for construction. Each builder or owner must purchase their own license.
Getting started
What do I need to have ready before I start?
To get started, it’s helpful (but not required) to have a survey of your property (with seal), your lot dimensions and any local zoning or deed restrictions. If your property is in a flood zone, an elevation certificate may also be required. Our team will walk you through exactly what’s needed when you reach out.
Do you provide instructions on how to build the house?
Our plans are designed for use by experienced builders and contractors; they are not a step-by-step construction guide for homeowners. If you have prior construction experience, we strongly recommend partnering with a licensed general contractor in your area.
